In
general, these
units can be purchased for your own use or rented to the general public
during the seasons. Most condotels have a ONE NIGHT minimum
stay, allowing you to maximize rentals. None have a maximum stay.
The most prestigious hotels evolve into the best
condotels, offering luxury and plenty of amenities to attract repeat
customers. Often, guests book their favorite condotel room on their
anniversary every year.
Since each condotel unit is independently owned by
you, you can decorate your little investment in any way you wish - you
can choose a tropical or any theme you desire.

very informal survey for a typical 400 square foot efficiency that is
directly oceanfront.

RENTING YOUR UNIT
Quite
often, you
will want to utilize the services of the "on location management
company"
to rent out your unit. Monthly charges usually include pool, pest
control,
cable TV, outside lawn maintenance, and some even cover electric, water
and sewerage. Many of the management companies charge as much as 55% to
manage your unit, they send you a full accounting of all rental
activities
and a check for your share.
MANAGING YOUR UNIT
Some
owners like
to manage their own units, and that's fine as long as you live close
by.
As much as some people want to make a huge profit renting their
condotel
units to the general public, the rule of thumb is that a "break even"
at
the end of the year is generally what you should expect, with the added
bonus of utilizing your vacation rental unit for about 25% of the time.
You can also expect to gain appreciation as time goes on, as long as
your
unit and the complex is well maintained and popular.
The Area's Unique RENTAL REFERRAL
Program
Be sure to ask about a
new service that O. Kheir offers: It's a simple (1 page) rental
referral agreement allows condotel owners to take advantage of our
marketing leads. A potential renter (1 week or longer) sends inquiries
to O. Kheir through numerous resources and advertising campaigns. O.
Kheir then sends these referrals to condotel owners who are signed up
with the program. The owner retains a MUCH LARGER percentage of the
rental income, and spend less on advertising throughout the year. Many
owners have found that longer term rentals with fewer fees mean MORE
PROFITS!
